- What is the
average cost per foot of a new home?
Square foot
prices can be deceiving because there
are many variables to consider. One
obvious consideration is whether the
home has an integral or attached garage;
attached garages depending on the size
and style can add $25,000 to $50,000 to
the cost of your new home. One thing to
consider with an attached garage is that
an attached garage allows for a much
larger usable lower level for storage
and more finished living space that will
materially impact the future value of
your home. Construction style,
materials, amenities, landscaping and
the value of the lot all add to the
overall square footage calculation. A
general range is that basic homes built
on a modest lot can be constructed and
purchased for $130/foot, in comparison;
an exquisite custom home with countless
amenities can be built in an exclusive
neighborhood for as much as $200/foot.
- How long will
it take to complete construction?
Generally any
new home construction project can be
completed in six months. Depending on
weather and the style and size of the
project, smaller more basic homes can be
completed in around four months and it
is wise to allow for nine months to
complete those larger, more detailed
homes.
- Do I have to
find my own lot?
A. Allen Adams
will build on your lot if it is in
Allegheny, Beaver, or Butler County. We
also have some very nice lots available
including some with acreage, or we would
be happy to assist you in the search for
that perfect home site.
- Can you use
plans that I already have?
A. Allen Adams
will build with your plans; however,
there may be some adjustments or
engineering specs that will need to be
added for a nominal cost. We would also
be glad to refer you to an architect or
designer that can best translate your
dreams and ideas to an attractive and
workable set of plans to meet your
needs.
- My friend is a
plumber; can I have him do the plumbing?
We pride
ourselves in having some of the most
reliable sub-contractors to ensure your
satisfaction and our integrity. We
understand that there are circumstances
when homeowners desire the use of
certain sub-contractors and for those
situations, if the contractors are
qualified and able, we would be glad to
utilize their services if there is a net
benefit to you.
- Can you help
me arrange financing?
A. Allen Adams,
having been in business since 1994 has
many satisfied customers, suppliers, and
contractors to provide for an excellent
reference. We are privately held and
extremely financially stable and
therefore can be approved through any
bank’s construction loan department. We
also have numerous relationships with
very reliable lenders that have great
mortgage rates and hassle-free, low cost
construction loans.
- Will my new
home be 100% completed before I move in?
It is our goal
to make sure your home is 100% to your
liking prior to you moving in; we
suggest that together we plan for
realistic goals to make sure we can
attain that goal. Our belief is that
excellent craftsmanship and attention to
detail is the most important
considerations when building your dream
home and although we are very efficient
we will never rush your home to the
point that quality is compromised.
- Do I get a
warranty with my new home?
We expect that
you will have a “punch list” of items
needing to be addressed once you settle
into your home and we promise to make
sure each of these items are addressed.
Further, you will be given a general
one-year warranty on your new home as
well as each of the suppliers’
warranties that are included in the
construction of the home.
- What kind of
materials will be used to build my new
home?
A. Allen Adams
uses only quality and energy efficient
materials in the construction of your
home. We continually search for the best
prices for materials to keep your
overall cost down but we will not
sacrifice our integrity or the integrity
of your home by using lower quality
materials.
- Can I make
changes during construction?
One of the many
benefits of building a custom home is
the ability to tailor it to your
personality. Sometimes changes,
additions and deletions arise during the
construction process, A. Allen Adams
will be glad to accommodate you during
this process if it is at all possible,
however, changes need to be paid for at
or upon completion of the requested
change.
- Do we have to
use a realtor to complete the sale?
Some of our
properties are being marketed by
Realtors and in those cases we will be
required to pay the realtors a
commission for the sale of the lot and
construction of the home. If you contact
us and we build on your lot or are able
to locate a building site that meets
your desires not listed by a real estate
agent, we will have the ability to build
your home without the expense of real
estate commissions.
- How do I know
I’ll be happy with my new home?
It is difficult
to explain or guarantee that you will be
happy with your custom built A. Allen
Adams home. The best thing to do is
visit and talk with any or all of the
homeowners that have worked with us in
the past. It is a principal of ours to
make any and all of these willing past
customers’ names and contact information
available to you.
